How a Basement Demolition Runs, Step by Step

  1. Free on-site look. We confirm what is structural, what is a partition, and where the mechanical runs. In a finished basement, a lot of that is hidden until the drywall comes off.
  2. Check for hazardous materials. Older basements can hide asbestos in tile, tile adhesive, board and pipe wrap. Where there is doubt a survey comes first, and abatement is done by a licensed abatement contractor.
  3. Isolate the services. Panel, water shut-off and any gas line get identified and isolated by the right trade before demolition starts.
  4. Seal and protect. Poly and zip walls at the stairs, protection on the route out, and dust control so the rest of the house stays livable.
  5. Strip it back. Ceilings, drywall, framing, flooring and fixtures come out. Anything that might be load-bearing, and anything holding a beam or a post, stops the job until it has been assessed.
  6. Haul and hand over. Debris out, floor swept, and the space handed over clean to whoever is building it back.

What It Costs

Our own 2026 Toronto cost breakdown puts a basement interior strip-out, that is walls, ceiling and flooring with the structure staying intact, at roughly $4,500 to $11,000. Asbestos abatement, removing anything structural, and a walkout or narrow stairwell that slows the debris route all sit outside that. The full breakdown is in our guide to selective demolition costs in Toronto. Those are ranges, not quotes. The free on-site visit is what turns one into the other.

Frequently Asked Questions

The cost of basement demolition can vary widely depending on several factors, such as the size and complexity of the project, the materials to remove, and the property’s location.

Generally speaking, smaller projects may cost anywhere from a few hundred to a few thousand dollars, while larger projects can cost tens of thousands or more. It’s always best to get a specific quote from a reputable demolition contractor based on your unique needs and circumstances.

The duration of a basement demolition project can depend on several factors, such as the size and complexity of the project. A small-scale demolition project can be completed in just a few days, while larger projects may take several weeks or longer.

It’s important to note that other factors such as permit approvals, inspections, and unexpected issues can also affect the timeline for completing a basement demolition project. The best way to get a more accurate estimate is to consult with a reputable demolition contractor who can assess your specific needs and provide a timeframe for completion.

If you are planning to conduct any demolitions in Toronto, a permit is usually required, depending on the type of demolition you are planning. If it’s a smaller-scale demolition like removing your flooring, one isn’t necessary, depending on the type of home demolition you’re planning.

The permit process ensures the work is carried out safely and according to the city’s building codes and regulations. You can apply for a basement demolition permit through the City of Toronto’s online portal or in person at a Permit Application Centre. The application will require detailed information about the scope of work, including plans and specifications. It’s important to note that failure to obtain a necessary permit can result in fines and legal issues down the line.

Finally, to ensure compliance with all local laws and regulations, it’s best to consult with a reputable demolition contractor who can guide you through the permitting process.

While it is possible to do demolition work yourself, it’s important to consider the potential risks and challenges involved. Demolition work can be dangerous and requires specialized knowledge and equipment to be done safely and efficiently. In addition, certain materials such as asbestos or lead paint may be present in older buildings, requiring special handling and disposal procedures.

Hiring a professional demolition contractor can help ensure that the work is done correctly and safely. A qualified contractor will have the necessary expertise, equipment, and insurance to complete the job without causing damage to your property or putting anyone at risk. They will also know how to properly handle hazardous materials if they are present in your building.

Overall, while doing demolition work yourself may seem like a cost-effective solution, hiring professionals with experience in this type of work.

Yes, there are several environmental considerations to keep in mind when it comes to basement demolition. One of the main concerns is the proper disposal of construction and demolition (C&D) waste. This waste can include materials such as drywall, wood, metal, and concrete, which can take up space in landfills and contribute to greenhouse gas emissions.

Demolition work can have a negative environmental impact if it is not sorted and recycled as much as possible. Many cities have regulations in place that require contractors to follow specific guidelines for C&D waste management. Some materials may also be eligible for reuse or repurposing, for example, salvaged wood or metal.
