The Constraint on This Basement

The homeowner wanted the basement of this Toronto house taken back to the shell, floor to joists, including the staircase, but the house was semi-finished and lived in. The appliances were staying, the electrical was staying live, and the rest of the house had to remain usable while the work went on.

That set the method. The crew sealed the stair opening, protected the appliances in place, traced the live circuits before the ceiling came down, then worked top to bottom: ceiling finishes and strapping off the joists, wall finishes, the staircase, and finally the floor finishes down to the concrete. Hand tools, pry bars and reciprocating saws rather than anything that would shake the house.

Everything left the property with us to an approved facility and the space was handed over stripped, swept and ready for the next phase, with the appliances clean and the wiring intact.
